    At Bluebird Spaces, we are involved from the very beginning — before any drawings are produced, before you have committed to anything. We guide the entire process from initial conversation through design, planning and construction, with one point of contact and complete budget transparency throughout.

    STEP 1 — YOU CONTACT US

    Every project starts with a conversation. You tell us what you are thinking — whether it is a full house renovation, a loft conversion, an extension, a flat refurbishment, or an idea you have not fully formed yet.

    STEP 2 — WE VISIT YOUR PROPERTY

    We come to your property to properly assess the space, understand the structure, and explore what is possible. We identify opportunities and challenges that only someone with deep construction experience would spot.

    • Budget guidance based on real build costs, not guesswork
    • Planning context — permitted development, conservation areas, listed building considerations, party walls
    • For apartment and flat projects — leasehold considerations, Licence to Alter requirements, building management rules

    You leave this meeting with a clear picture of what is realistic, what it is likely to cost, and what the process looks like.

    STEP 3 — DESIGN AND PLANNING

    Most clients come to us at one of two points — either with drawings already produced by their architect or designer, or with an idea they have not yet taken to a designer.

    If you already have an architect or designer, we engage with their drawings properly before producing a quote. We review the specification in detail, identify anything that needs clarifying or that could affect cost, and price accurately against what is actually specified — not assumptions. If something in the design creates a buildability issue or a hidden cost risk, we raise it before you are committed, not after work has started.

    If you are at an earlier stage, we manage the entire design process on your behalf. We source an architect or designer suited to your project type, brief and style, coordinate the relationship throughout the design phase, and make sure drawings are developed with real build costs in mind from the start.

    By the end of this stage you have a finalised specification, all necessary consents in place, and a clear basis for an accurate fixed-price quote.

    STEP 4 — FIXED-PRICE QUOTE AND CONTRACT

    With design finalised and consents in place, we produce a fully itemised fixed-price quote. Not a ballpark. A detailed cost schedule covering every trade, every material, every element — so you know exactly what you are paying for and why.

    STEP 5 — THE BUILD

    Construction begins with the same team that planned it. No handover to strangers halfway through. No salesperson who disappears after you sign.

    • Site set-up: protection, access, neighbour communication, welfare
    • Structure: foundations, steelwork and framework where required
    • Mechanical and electrical: plumbing, heating, electrical first and second fix
    • Finishes: plastering, tiling, joinery, decorating, final touches
    • Weekly progress reports: every week, without being asked, a structured written update
    • Walk-through and snagging: your inspection before we consider the job complete
    • Handover and aftercare: final completion, documentation, and six-week follow-up visit
